Oh, I see that now...due to Airbnb's "less fees" soap box, all extras should be baked into the ADR. Plus, guests usually book a property that has no/less extra fees, then those that have extra fees.

 This doesn't apply in this community b/c it's a resort fee paid on site to the resort.  If it were payable by you (taxes electric fees etc) that would be different.  and even then you can still have optional grill, pet, pool heating fees etc.  early check in...

the only thing you would be doing by paying the resort directly on their behalf would be a competitive advantage with it baked in.  But then u need to offset that with rent prices. 

Sounds like it's not an idea community for a STR.

 in my opinion and i manage many in here - there are better options in orlando.  specifically 5BR are showing exception staying power thru the pullback

This sounds like Regal Palms am I right? We do NOT put the $22/night fee in as rent, instead we put it 2 times in the description as well as in the check in details so there is no question about how the renter will need to proceed with budget. This community has been HAMMERED the last year due to the HOA fees on owners as well as the daily rental rate. One thing you can do is prepay the daily fee here and advertise no daily rate upon check in. That gets mixed results but is a strategy as well. Speak to RP front desk for details on that option. Happy to chat also if you like on strategy.

Happy to send u a map of the area to understand it a bit further - at least the layout of the area.  Just let me know.  Otherwise @Ryan Moyer is right.  Tight margins for new owners now who are looking to turnkey it.
