Quote from @Saku Hieta:

I recently invested in a STR property near Disney - 4BR/3BA 1600sqft house with pool. The house was already a STR, but I spent ~$10k for light refurnishing, touch up painting and deep cleaning to make the listing more attractive. Demand right now is strong near Disney - I expect to have NOI of $20k-$25k per year so I think your house should have potential for more than $6k per year.

One important consideration though is upcoming expenses. My house is ~20 years old and it will soon need ~$15k for new AC, water heater and pool resurfacing - roof at least was new. I consider my house a long term investment and budgeted for these - in your case it sounds like you may have limited funds outside of the inherited property - are you prepared for potential additional expenses in the next 3-5 years?

I think that a well maintained and managed STR near Disney can be a good long term investment as I believe that there will be demand for family vacations even during economic downturn, but you need to have the funds to maintain the property independent of the cash flows from the rentals unless your house is brand new.

As for the option of selling the house, I recommend you talk with @Shawn McCormick, he's a realtor with a lot of experience with STR market in Orlando.

Good counsel here from @Saku Hieta :) @Shawn McCormick and @Nathan Grabau.  lots of good humans on this thread :)

Champions Gate has continued to do well but the Kissimmee market in general is down in VOLUME.  Our stats say the $/booking is up but yes the homeowners right now are down relative to last year.  I did a video on this last week - hope it helps... (if BP will allow it to post I pasted it here)

Quote from @Joel Lazar:

I have a condo literally 10 minutes from the Walt Disney World entrance.  My current manager is a franchise of national brand charging me 20% but delivering poor occupancy, bad reviews and numerous cleaning and repair issues that go unnoticed. This is a beautiful 3/2 condo with a game room. I need a great property manager in Kissimmee, Florida. Any recommendations?

Happy to chat @Joel Lazar.  We pride ourselves on keeping maint costs down and great communication with owners. We are a flat 15% no other extras or hidden fees. text or call anytime

Hi Frank!

Would love to talk to you about what you are looking for with a relationship with a property manager. We are a smaller, fully service, family-owned boutique style company with a focus on transparency and communication. No contracts either. Feel free to call or text at the number on my signature if you would like to discuss further.
Your investment sounds fantastic and hope no matter where you land that you find the perfect team to support you.

Best wishes!

Quote from @Katharine G.:

@David Vanlandingham thank you! I know Davenport is STR friendly—do you know about Clermont (looks like there's regulation but not necessarily restriction?) and Groveland's policies?

Very open and very agreeable.  Probably a lot like davenport 4 years ago.  the new kid on the block but not for long :)

Clermont is primarily in Lake county. If anything people may be moving to Clermont to get away from Orange County property tax hikes. I live 2 miles from Clermont.

wise counsel. property prices are still legit in south clermont and the data is fantastic for rentals. It's like the forgotten gem in orlando for STR.

You would be wise to chat with @Carson McGee here friends. He has done incredible work.  I'm looking forward to seeing it in person in 24 hours!  One thing I want to be sure of with our vendors, are they reliable, personable and transparent - I believe you have that with the team Carson has put together.  Good luck.
