I recently invested in a STR property near Disney - 4BR/3BA 1600sqft house with pool. The house was already a STR, but I spent ~$10k for light refurnishing, touch up painting and deep cleaning to make the listing more attractive. Demand right now is strong near Disney - I expect to have NOI of $20k-$25k per year so I think your house should have potential for more than $6k per year.

One important consideration though is upcoming expenses. My house is ~20 years old and it will soon need ~$15k for new AC, water heater and pool resurfacing - roof at least was new. I consider my house a long term investment and budgeted for these - in your case it sounds like you may have limited funds outside of the inherited property - are you prepared for potential additional expenses in the next 3-5 years?

I think that a well maintained and managed STR near Disney can be a good long term investment as I believe that there will be demand for family vacations even during economic downturn, but you need to have the funds to maintain the property independent of the cash flows from the rentals unless your house is brand new.

As for the option of selling the house, I recommend you talk with @Shawn McCormick, he's a realtor with a lot of experience with STR market in Orlando.

I have a condo literally 10 minutes from the Walt Disney World entrance.  My current manager is a franchise of national brand charging me 20% but delivering poor occupancy, bad reviews and numerous cleaning and repair issues that go unnoticed. This is a beautiful 3/2 condo with a game room. I need a great property manager in Kissimmee, Florida. Any recommendations?

@David Vanlandingham thank you! I know Davenport is STR friendly—do you know about Clermont (looks like there's regulation but not necessarily restriction?) and Groveland's policies?

Clermont is primarily in Lake county. If anything people may be moving to Clermont to get away from Orange County property tax hikes. I live 2 miles from Clermont.
