15 years ago I went to a week long seminar. The one thing it did for me is get me motivated to buy houses and condos. The information then is the same they are teaching now and a lot of up selling.  I didn't fall for that. 

I have Carlton Sheets cd course which I listen to about twice a year to stay motivated but much of the information does not work or I would not use. BUT, it sure does make you want to get in the real estate investment business. And I'm glad I did.

I live very close to the state line and would love to invest in SC but for the reason stated above I will not. 

It's too bad because it could be a great market.

I like the idea of buying a fixer-upper and selling in a year or two. Build some cash and start your investing career.

I am working on a 375 sq ft studio apartment and was considering a  slide in wall AC unit with heat. I was curious if anyone had experience with these units. I could go with electric baseboard and separate AC .

Just to have access to MLS and being able to submit your own offers it would be a benefit to you. You would not have wait for an agent to be available to show you homes. Depending on other people can really slow you down. Go for it.

Thanks for all the great responses. I'm hesitant on 1BR/ 1BA but the numbers work very well for me on this transaction.  I am a little concerned about getting the right tenants. No lender is involved either.

I am very close to purchasing a fiveplex. All 1 bedroom/ 1 bath units. Built in 1973 and all original. I was advised that units would need to be brought up to code. I plan on renovating and before I inquire at the county building department I was wondering what may be needed.

I'm know GFI's and and smoke detectors are mandatory but what else should I be aware of?
