One Bedroom Units

I am looking at a fiveplex with all units being 1 bedroom/ 1 bath My main concern is noise and tenants not getting along. I think 1 Bedroom units are perfect for seniors and would probably prefer them as tenants over others. Your thoughts would be appreciated.
