What is the cost per door you are referring to?

I’ve always tried to do the 1% rule but 2% seems impossible. What am I missing here?

I use an addendum and insert wording about what NOT to put down the drain. No NON-DEGRADABLE items/ NO CHEMICALS/NO GREASE.  If tank needs services because of tenants negligence, they may be responsible for pumping bill.  This at the least will make them aware of potential problems. 

At the end of the day, it's the landlords reaponsibilty. If you do have a problem and have the tank pumped the technician can tell if the tenants have abused the system by observing what is in the tank.

I would go where ever you find the best ROI, regardless of SFR or Multi-family.

Dave Ramsey is great and I live by many of his principles but starting out in investing may be difficult without some financing. Down the road, once you have flipped a few homes or have a decent cash flow, you can pay cash for properties. Good luck.

I enjoy listening to both these guys. I like the idea of trying to pay down the mortgage early. Pay a little extra every month if you can. You'll be glad you did.

I currently own a double wide and recently sold a modular home. I think they are good investments if the numbers work and you buy right. I would be careful not to purchase a mobile older than 20 years.
