How should I market myself knowing that I haven't had my first deal?

I've been looking for my first deal for 5 months. My question is, should I market my wholesale business as if I am on my 100th deal with a bunch of fake imagine or should I get real content and wait for a real first deal?

Hello, I am Javonte Wimbish I own one ATM machine that I plan on scaling to the top. To do so I figured I would invest into Real Estate and have a soild foundation and major cash flow to fill the multiple ATMs I plan to have.

My question today is, do anyone have a website or youtube blog I can head over to properly learn how to fill out a contract.

I’ve my first opportunity in closing a deal later this week. I’ve a few questions I need help with.

It’s a 2 room 1b 1200sqft build that’s not commercial on a 1/2 acre of land.

My question is which is how do I figure out what the land is worth or should I run my comparable on the building and forget about the 1/2 acre of land.?
