There is a little more due diligence needed on your end before you start popping champagne and celebrating. I've never subdivided a property that was delinquent on property taxes but I imagine the city wants to get paid first (or have a very strong assurance they will get paid) before they start allowing a large, tax delinquent parcel to be chopped up into smaller, still delinquent parcels.

you can look this up on the county GIS mapping site - you can see how this parcel is divided, and also check on other important things, like adjacent parcel boundaries, easements, access, wetlands, streams or other critical areas that prevent full parcel development. 

it is likely that the 60k price for acres applies to flat, level, non-encumbered parcels that can be fully developed - you can easily check that out.

you can benefit from talking to some local stick builders or site developers as well, getting price info as well as some local market insights... they are usually very well informed and happy to talk to anyone who can help them get land...

 its just land but the area is two 600k land and one 1.12m house in the area

Good evening. I was driving for dollars yesterday. found a house. Long story short. I talked to the neighbor got the handyman number called about the house. Handyman has 6.1 acres for sale he only want to sell two but he is $13,000 in behind taxes and is asking $65,000 for both acres. acres in the area are going for 60 per. I want to wholesale this deal. Im going to be very clear on my plans with the property.  any suggestions on how I should handle my third deal?

Hello, My name is Javonte. I'm currently living in Denison TX. I wholesale properties around me! I have the basics down but I haven't quite flipped my first deal. I'm just looking to wholesale right now so I can build enough money to start fixing and flipping or holding. I've just sent my first letter to a potential seller that I found driving for dollars! I'm looking for investors around me to network with and learn the ropes, not looking for a handout! I'm already attending a local meetup in Plano. I'm sure ill meet people there but it'd be amazing to meet people locally to bounce ideas off of and meet with. Thank you in advance!
