I’ve my first opportunity in closing a deal later this week. I’ve a few questions I need help with.

It’s a 2 room 1b 1200sqft build that’s not commercial on a 1/2 acre of land.

My question is which is how do I figure out what the land is worth or should I run my comparable on the building and forget about the 1/2 acre of land.?
