I'm about to start researching "How to raise rent on Section 8 tenants in NYC" however I came to BP first to see what others have experienced and maybe get some answers. I found this post, which was really helpful and thought I would ask if anyone has gone through this process successfully and can offer some helpful tips.

I currently have a two family in Bushwick with two very nice Section 8 tenants. However, my rent is too low and I need to bring them a bit closer to market value to adjust for rising expenses.

I know a recent sale of a 1BR apartment that took place in Ridgewood. Purchased for 400K a few years ago. It's in contract for $750K today.  Huge uptick in a flash!

Uhhh... Unfortunately (or fortunately, depending on how you look at it) there are no real "interesting" streets.  Jamaica Ave. from 85th st. to 102nd st. is a main road with lots of retail businesses. Largest names are Duane Reade, McDonalds, Popeyes.  The smaller shops are salons, pizzarias, liquor stores, grocery stores.  The coffee shops are mainly owned by immigrated South Americans. Some are still Italian owned as this was a predominately Italian neighborhood several years ago.  

All of these areas are still pre-yuppie/hipster.  It might be too rural-ish for the single life.  Lots of houses with some small walk-ups and pre-war buildings mixed in here and there.

Transit is on the elevated J train. Also public buses criss-cross everywhere.  And there are express bus lines that shuttle commuters into midtown on nice comfy charter buses for $6/ride.

Crime is petty.  No art or music scene.  Lots of evangelical churches though.

Great responses from all.  I'm soon going to be putting my chips on Ridgewood, Woodhaven and Jamaica Queens.  I've been driving for dollars and have made a few connections with the help of property shark.  I live in Woodhaven right now and I don't mind the commute.  If there were a few more decent attractions (cafes, restuarants, shops) and nicely renovated rentals I think I can convince a few brave souls to move in.

It certainly is a more family oriented scene. With new public schools and several privates schools in the area, as well as plenty of space for parking the minivan. We also have a Trader Joes just a few minutes away on Metropolitan Ave. 

It's time for a change and some truly affordable housing!
