Does anyone in this group have a copy of a long term lease they could share? I have a new property and have not dong long term rentals in SC before. Specifically it is in Blythewood, Richland County. Thanks in advance!

It just seem like the wild west, I am looking for someone reputable to help invest in STR there.


 Gotcha! Well I don't know anyone down there for that. My suggestion would be to find a real estate firm that operates in both countries and go from there. I believe I have seen re/max agents in both places. Best of luck!

I hear that there are a lot of business travelers there but don't know much more than that about that market. What questions did you have? Single-family residence buy & hold investment.

Purchase price: $425,000

First out of state investment. Purchased as a STR in Myrtle Beach.

What made you interested in investing in this type of deal?

STR in Myrtle Beach. We chose this to target larger groups staying in the area.

How did you find this deal and how did you negotiate it?

MLS, Realtor

How did you finance this deal?

Conventional

How did you add value to the deal?

Design of interior and amenities for STR.

What was the outcome?

Going really well to date.

Lessons learned? Challenges?

Seasonality. This location has completely different seasonality than my state/first investment. Learning how to deal with that.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes! My realtor was Shawn Robey at Realty One Group Dockside was amazing. He helped me from start to finish from out of state! I would highly recommend him in the Myrtle Beach area.

This property is run as a large Short term rental attracting many group stays in the Bonney Lake, WA area.

What made you interested in investing in this type of deal?

Short Term rental hospitably. I come from the airline industry and understand travel.

How did you find this deal and how did you negotiate it?

MLS, realtor.

How did you finance this deal?

Conventional- House hack at first

How did you add value to the deal?

Run as STR with MIL

What was the outcome?

STR the entire house now

Lessons learned? Challenges?

So many! This was my first rental property of any kind and have had so many lessons from it. Learned systems to start to scale my business was the most important thing!

Yes! My realtor has been an amazing source for real estate!

Understood, instead of asking them to withhold, can you still alter the reservation to show that they stayed the extra night? Change it and charge it back to them. If not send a request for money for the extra night and be sure to document that they decided to extend the stay to the original date after all. 

This way you have some documentation on them sending you the message to stay and you charging them for the night. After that I would then involve Airbnb if the payout doesn't go through.
