I am a new investor and looking to complete my first BRRRR! Rehab is being completed next week; hope to have renters in over next few weeks.

Have you used Rentredi.com or rentprep.com to complete background checks, credit check, etc.?

Any other suggestions on ways to have the tenant pay for screening, completely online?

Interesting @Tim Davis - Terminix?  Sentricon?  Those are termite control systems and usually include insurance against termite damage.   And yes, those are normally installed/managed by a pest control company.

So short answer for your rentals - you do not do anything to protect against termites?

I live in the Nashville area and I am a new RE investor (mainly buy & hold/rent). As a home owner in the south, we have always heard - "it's not IF you will get termites, it is WHEN you will have them". So as I do analysis for new rental properties to purchase, I include termite insurance in my analysis which on average is ~$23/month (of course dependent upon property size, etc.). This ranges from 1-2% of actual rental revenue and DOES impact my cash flow....

Do you also include this insurance or do you simply take the risk??

Thanks in advance for any support. Does BP offer any tools to do a CMA (I can't find anything)? I understand Propstream generic numbers they reflect are not useable, and I'm not sure how to get a quick/easy CMA on a property without burdening my agent.

Third post today!  Sorry, I am new at this and appreciate any insight someone can provide...

1) Do you normally do a credit check on potential tenants?

2) How do you do this; what is process to do the credit check??
