What is the process to execute a background check on a potential tenant?  Is there a state-specific website, etc.?

I am a new investor and just completing my first rehab of a buy-n-hold property. I am going to use Craigslist to advertise for a renter; any other strong suggestions? I live in Gallatin, TN (Nashville suburb) - FYI if applicable.

Hope I'm not in the wrong place for this!  I'm a new investor and I need a reliable, licensed and insured General Contractor in middle Tennessee that has capacity to support multiple remodels on single-family and small multi-family units over the next 6+ months.

Any help or direction on best way to find a GREAT partner to help me moving forward is appreciated!

@Jay Drysdale  I am with you...  Good GC's are hard to lineup, especially in this market.  They are all loaded with work and as a new investor, I'm finding it challenging to 'partner' with a GC I can give the work to and stay out of.  Most look at myself as a new investor and can't commit to repeat/consistent business....thus I am down the priority line for them.

However, I will not sign a purchase agreement until I have a GC committed; need them to see property 1-2 days into due diligence.

Hello everyone.  I am a new Pro member and just getting started in Real Estate investing.  Still trying to learn...but i understand mortgages are public record, yet i cannot figure out where to find that information.

I have called my county Assessor's Office and the lady literally laughed at me....  Called the County Recorder's Office and she was super sweet, but had no idea which department had that information. 

I successfully found where to find the current owners and tax records, but neither of those public sites share mortgage details.

Any help is greatly appreciated!
