Hi Earl, I'm from the Boerne area and as you know it is a great town. It's growth has exploded over the last ten years as has the market for SFH's. I would be surprised if you could find something that will cash flow well enough given the cost of entry. Best of luck and I hope you can find what you are looking for. Jason.
Hi Chris, I was looking at some land outside of San Antonio in the Hill Country. It was in the "flood way" as it had a creek running through it. This is an even more restrictive zone. My insurance agent indicated that $250,000 is the maximum coverage available for any floodplain property, regardless of level. She guesstimated that based on comparable policies previously issued that coverage for a $200,000 dollar structure would cost $1500 a year. An Elevation Certificate costing approx $500 from a surveyor would also be required. Hope this helps. Good luck sir.

Looking at RV Parks in a great destination city for vacationing. Skiing, camping, golf, shopping and casino's within minutes of the parks. Peak season is in the Summer and slightly less so over the holidays. Lots of competition in the area.  Focusing on the parks that are already individually metered for all utilities including city sewer. Would like to transition it to a MHP style community without changing the zoning by allowing self contained park models, fifth-wheel campers  and the like. Looking to avoid the seasonal income and increase the overall revenue. Thoughts?

Im sure the answer is specific to your area. In Bexar County (San Antonio, TX) tax liens are not sold by the County or the City. The back taxes are either paid in full or monthly until current and there is no authority to negotiate an amount that is less than what is due.  The County Tax Assessor (who also collects city taxes) will accept payment on the full amount of back taxes from anyone. Only after a property has been foreclosed on by the County with no bidders at the auction, and title taken by the County, may there be an opportunity to pay less than the taxes owed through a "tax re-sale" auction where the bids start lower than what is owed. Not legal advice.
