Rent ready costs are very subjective. Do you need to completely paint a house or just touch up? Replace flooring? (If you do bite the bullet and go LVP so you don’t have to replace again for 10+ years). Having someone else do the wor I’d count on at least a grand as things all add up

On paper I'm sure the lower income properties will have a higher CoC return but as you've experienced that may not pan out. My thought has always been that if I buy low cost rentals I'd have to work really hard to get the maximum profit that you see in the spreadsheet or you can buy nicer properties and work very little to still earn at good return(at least in Memphis).

Bottom line is I’d personally trade up and take slightly lower gains so you can focus on buyer more

@Bei He I’m trying to remember… I want to say $10k for a roof mounted unit (so they needed a crane). Might have been $12k

I’m in PV right now and there are some interesting condos for sale but certainly nothing for $100k on the beach. How has the Mexico government taxes and fees been for others? Is it a pain or pretty easy?

Generally I'm investing out of state because I can't make the numbers work the way I want here in CA but I would want to be as close to 1% as possible. I know it's a tall order here in Nor Cal though!

@Robert Walker that's great feedback. Your using their service exactly how I would and if you're missing out on deals because they are too slow then that's a big deal. What's plan B for you?

@Juan F. Saa thanks for sharing. I met with them as well and I'm contemplating the platinum and the Tax Advantage program. I haven't heard of the business essentials... what's included in that and what's the cost?

I may open a can of worms here but what are people's thoughts on just using LegalZoom to accomplish these things for FAR cheaper?

Out of curiosity are you or your spouse self employed? My wife is and we just created a solo-401k and are rolling over her older employer sponsored 401k currently. Similar to SDIRA you get check book control (you can invest anyway you want) but the big difference is a significantly higher contribution limit based on the income of your own business. I think the solo 401k is not as well known but from my perspective is a much better retirement vehicle. Would love to hear others thoughts though
