@Katie Lepore that’s a good point. I guess since I’m based in CA I would need to follow the CA guidelines. I’ll probably need to find a good real estate cpa/lawyer

Hi I’m a long term investor who has two properties in CA that I’m planning to liquidate and invest out of state (I also live in CA). Not sure on exact markets yet but looking closely at Memphis and STL. I believe a SLLC is the best option for me but I have a couple questions

1) if I create the SLLC in somewhere like Delaware would my properties in Memphis be protected?

2) which state do folks recommend using for the SLLC?

@Mike Thoeresz I wanted to follow up on this thread to see if you ended up using Roofstock or Homeunion. I’m in the same spot... do I use an agent or marketplace to maximize my profit. Any insight would be very appreciated

@Brandon Rush thanks for the quick reply. Looking at MLS is it possible to tell if comps were selling with tenants? Or is there another way? Sorry for the rookie questions 😁

Hi I’m looking to sell one of my rentals in CA to move to a higher cash flowing market. My current tenants have been there 10 years. I believe in our market prices may start going down sometime next year so I’d like to sell sooner rather then later. My question is should I try to list it now with renters in there or evict, clean it up, and then post it? Ive also considered trying to sell on an investor market place but I assume the sell price would typically be lower then on the open market - would you agree? General thoughts? Thanks in advance
