I didnt know google made this change too.  Facebook did this a while ago and made it so it is hard to target once you choose housing as the add type.  I used to be able to target based on income and many other life events. As of now I pretty much can only target an area and they are interested in Zillow or a like site.  It has made it harder for me, so I backed off them. I am interested to see if there is another person on here that knows google well.  I would love to hear more.

@Tomash Gabyak what is the value of this home after the rehab.  I saw you said something about selling the property.  Is this a cash out REFI or are you selling?  A cash out REFI, buy and hold may not be able to get you the entire 134k if the home is not valued at that. You may have to get part of your money back.  What do you think the home is worth after repair?

Welcome to BP!  I agree with several in here.  I do some property management (looking to get out of it) and I feel the only thing the owner should do is write the check and watch the expenses.  Collecting the rent is the easy part.  Dealing with evictions, the 4000 unqualified renters that call you all day, and dealing with the repairs is where the real value is to me.

The way i see it is that every market is good for investing, we just need to look for the deals.   If homes are selling for a ton then we buy a little higher and sell a lot higher.  If the prices are down then we get them a little cheaper, but sell for less.

Massachusetts is a two contract state so you will have to start with an offer to purchase.  This is a contract used by realtors to put a home under contract.  We use this and write in an assignment clause to the contract.  I am curious to see what other people in MA are using to put a home under assignable contract.  Ill definitely be watching this post

I do wish we could do this, only to vet if they are serious.  I wasted a lot of my time and was stood up many times in the beginning due to not realizing if they were serious.  They all sound serious on the phone.  I recently put in place a system so every email will automatically send them an application through buildium.  Once complete I check and if they look like they think their credit is in line and background then I have them run a credit check for $30. If they do all this then I know they are serious.
