I've watched a ton of his things.  My 1st Airbnb is in Kissimmee FL and I live in Ma.  I have an admin that runs it all for me from PH.  We used Hospitable and Price Labs to handle most of the automation and she handles anything else that comes up.  It has been eye opening how little work goes into one.  That being said make sure you set it up right, visit it and make sure everything is working and in great condition.  If you consistently have things breaking then it wont be as easy to run as you are always reacting to broken things.

Hey welcome to the game! Its fun and rewarding! I wanted to address the private money portion of your questions. Private money is typically used for long term syndication or short term for flips. If you are looking to do a BRRR deal you can use it with hard money to buy and fix and then refinance the property to get the private money out and pay them back. I will caution a full BRRR is hard to get in this market so you may have to pay them back your investors with your money. Do not put yourself in a position that you cant pay back your investors because they typically have a personal guarantee. Also, you need to be more careful with other peoples money then yours. They trusted you. That being said it is very hard to scale with OPM in the beginning as people have to know like and trust you in order to lend you money. Part of this is a track record of success. I am not investing with anyone who cant prove they have a history of success and paying back investors. My suggestion would be to bust your butt and save to get a BRRRR with Hard Money and prove to the investors you can do this

@Todor Ialamov you want a nightmare try Gardner :).  That and Fitchburg are the two hardest cities I've dealt with.

I would get a sitdown with @Lien Vuong.  Shes an amazing agent in the area and works with many investors.  Do you have the funding in place you need to buy in the expensive Boston market?  Also, make sure you know the regulations.  For example in my area (around Leominster)  most cities need 2 parking spots per unit.  This would mean if I added a third unit out here I may have to find a way yo get two more parking spots.  This really messes up a lot of renovations in Fitchburg.  Also in Fitchburg if you go from a 3 family to a 4 family then you have to put in a sprinkler system.  The cost of that almost doesnt make it worth it.  

Happy hunting and find a good real estate agent to work with out there

Im from Ma and have looked at Conway in the past and a lot of NH does not have set STR regulations. That scares me because I dont want a Nashville situation where the zone your home out of STR area and your business is shut down. Are there established regulations in Madison?

Hey Man.  I recently bought in Kissimmee and it was a 6 bedroom and its doing good.  I would suggest checking out AirDna to see what rents best in that area within your price range my realtor said he likes 4+ beds and you see a jump at 6+ beds.  I was trying to get into Airdna to check but the website seems to be having issues loading

I agree with @Ryan Moyer.  You need to stand out.  I just got mine and in my first month of hosting but I wanted to stand out among teh others.  I themed a room Harry Potter and also provide a lot of items for kids such as a stroller for Disney

@Drew Nashmy yes i self manage out of state.  I have a great cleaner who keeps touch with the property for me and use hospitable to automate communications
