I advise against it. If her house is zoned for short-term and the demand is there, she should furnish it, hire a property manager, and enjoy the extra income herself while knowing it's professionally managed.
Most of these arbitrage people are amateurs living paycheck-to-paycheck. They will milk the property dry and disappear when the money goes away, no matter what their agreement says.
