What resources do you use to calculate projected nightly rates?

I don't have any "subscriptions" but I currently use AIRDNA, Airbnb, along with VRBO to calculate occupancy and nightly rates. I currently cross reference these resources to come up with an "average" and use that number when making my calculations. 


Are there better free resources I could be using? What are you using to calculate occupancy/nightly rates?

I think a better question would be what resources don’t I use. 😜


I’m very analytical and try to use everything at my disposal- Pricelabs, Awning, Rabbu, current Airbnb/VRBO listings, local PM’s, and other properties rent rolls for comparables. The one thing I don’t use, AirDNA. I’m happy to walk to you through my process.
