If your offer to purchase did not include Addendum O which addresses post-closing occupancy, then you can either try to amend the contract and put that in there (ask your agent for specifics, they should know how to fill this out), or draft a lease agreement starting day of closing and define the terms that way. The statement of just learned seller wants to stay when you’re a couple weeks from the closing date is somewhat concerning. Hopefully it’s more of a timing/logistics issue rather than lack of due diligence in contract negotiations. Seems low risk from what you’ve stated already, might not be the same on the next deal.
