Hi Emily - I'll build on what the others have already said. In order to become a broker now in WI you need to have your license for 2 years and also have completed a certain number of deals, so you'll have to work for a broker until you've achieved that, then take the course and pass, then setup your brokerage if that's what you want to do. There's also ongoing training required to keep your license every 2 years as well, plus yearly dues to your local Realtor board, etc... it can add up quick so be aware of that.

Also, there are lots of stories out there of agents who did exactly what you are talking about and can't write an offer to save themselves, don't respond to phone calls or emails, and can make the process more difficult than it needs to be. It's absolutely worth it to start with a broker who'll train you on how to write a good offer, get clients to closing, and build a reputation as an agent other agents want to work with. Maybe you'll enjoy it more than you think! And to be fair there are agents who did what you're talking about that are awesome too.

That being said - I absolutely love being an agent and I find working with investors to be really fun. Having a large brokerage behind me helps if/when a deal goes sideways because I have backup to assist with addressing issues.

Hi John - a triplex with a good rental history is appealing to many investors even if some repairs are needed, including a roof. Listing the property will definitely give you the maximum exposure, especially to buyers who don't currently consider themselves investors. @Jason Meyers If you can't get a hold of the listing agent through a phone call or text, try calling the office of that agent and speak to whomever answers the phone and explain what you're trying to do. Maybe that agent is too busy to respond to an unknown out of state investor, or they're established enough to work only on referrals, but there might be another agent in the same office willing to help you out.
