You should invest in Detroit. You can buy homes for as low as 30k. You have a large influx of younger people who are moving there and need a place to stay. Get it while you still can!

@Craig Castro without being overly redundant, I will simply say this. Try to surround yourself with like minded people who share common goals and interest. Create a new goal, and tackle it in piecemeal. Meaning, do one thing at a time so it doesn't seem like such an impossible task. We have all been in your shoes and know how hard it is to get started. Try to live within our own means. This means, don't go out and buy that new Ford Lightning that everyone's raving about, even though we have the money to buy it. Don't buy or wear flashy clothing, jewelry, ext. I used to buy expensive clothing at the high end mall in town every so often when I was a student. I'd try to look as presentable as possible while going out to bars and clubs. Most of the time, it was a huge waste of time and money. Now, I simply buy most of my clothing at COSTCO. I don't go out to eat as much as I used to (much healthier that way) and I refuse to go out to bars. We will occasionally visit a local brewery, that's about it. Our friends who eat out and attend the bar scene quite frequently are always living paycheck to paycheck. I could go on and on, but I think you get the point. The savings might seem small now, but it adds up over time. Who knows, this could be used as a down payment for your next investment property!

Hi guys, I am also looking into FL for either STR or long term. I have just started my search about a week ago after giving up on my home state of MI (way too many rules, taxes). I have been looking into Jacksonville, Pensacola, and Tampa. I'm having a hard time with figuring out if Pensacola would be a good investment or not. Any help will be appreciated.
