Be careful about how you answer the vouchers for section 8 question, as ever since HB20-1332 passed here in 2021, source of income is a protected status for tenants just like race, color, religion, national origin, disability, sex, and familial status. However, you may be exempt if you’re managing your own property with 3 or fewer units for MF, or own 5 or fewer single family units. Overall Colorado is still considered one of the most landlord-friendly states, but there have been some progressive changes made in recent years favoring tenants. Landlords that aren’t exempt can’t discriminate based on any legal source of income including income assistance programs, vouchers/ “section 8” (now called the Housing Choice Voucher Program). Word to the wise the person asking this question could even be checking to make sure you’re complying (if you’re not exempt). The reasoning behind making source of income a protected status is due to lack of affordable housing/ increased homelessness here. However just because we can no longer deny a prospective tenant who plans to pay using vouchers for that reason, they can still be denied for a different reason as long as it is a legal one. We have to accept section 8 tenants but not ALL section 8 tenants. 

Thank you Steve. I appreciate your feedback on this. My home isn't set up by the gov for this, however I am open to accepting all applications.

A positive update, I advertised on Zillow yesterday and now have 10 people scheduled for an open house. I'm a bit shocked that all of these sites generated zero interest. 

What are your thoughts on pre-screeners and applications?

Hello all, 

I am curious if the market is slowing down or is it just a bad time of the year to market a home near the Denver area? 

I recently had marginal tenants move out of my Lakewood home and have spent just over a month fixing and cleaning things around the home. 

I know the best time to market a home is between spring and end of summer. However, I remember in the past people would blow up my inbox with requests to view the home. 

Now, its been on the market over a week with no views. 

I am currently using Turbotenant to market the home, which utilizes many websites (mostly free sites) however it does not post to Zillow. 

Would you recommend using Zillow?

Every time the answer was 'no'. And every time they decided to not worry about it...don't get involved. If your HOA sends a violation then you address that violation with them and the HOA directly. That's it...

This is the advice I really needed to hear! Thank you Matt

Ugh, I need to rephrase this to things that are violating the communities HOA. I really wish they were replaced with a management company. Lol, yup these are my biggest problems at the moment. Guess I should retire haha

I used this site to buy almost a year ago in FL. I found a great realtor and broker + PM who helped me quite a bit. I also have a friend who lives about half an hour away that asked to check the place out. After a few videos and personal opinions of the place, I decided to pull the trigger and buy the place. So far, its been doing really well as a LTR and is VERY profitable. Best of luck to you!

I have two LTR's in CO and can safely tell you that its not fun trying to buy here. Both home I used to live in, which were not turn-key. This is the only way I was able to acquire them since its been so competitive. The market has slowed down quite a bit, however prices still seem a bit high. My favorite area so far is in Colorado Springs only because they tend to help out landlords vs Denver where rent control is a heated topic that rears its ugly head from time to time. I dont have a team anymore and would caution which one you end up using. I have had really bad luck in the past with a few locally run management teams.

Hello all, I have several reasons for why I have invested for the last 10 years. First and foremost, I was inspired by my dad. He currently owns several rental properties. He is seriously a jack of all trades. Like a good son, I wanted to be like him (easier said than done). I went out and acquired my first primary homestead, and went to town on watching YouTube videos on how to fix this and replace that. Long story short, I did this several times. I would buy a house, live in it for a few years, fix it up, then rent it out. I'm sure my neighbors hate me for doing this to their nice and quiet neighborhoods haha. So, other than wanting to be more like my dad, I also wanted to have the monthly passive income coming in. Through the years, this would always perk me up seeing it hit my bank account. Also, it was nice knowing I was bringing in more $$$ than my boss at work! 

Another reason for investing, the tax write offs!!! How cool is it to write your travel and certain expenses? Being able to write off my properties has helped me out so much over the years. Last motivating factor, doing something that not many people are willing (or capable) of doing. I purchased my first house back when most people were just renting. Many people feared buying because of the hangover the Great Recession left in our minds. Almost all of my friends and family told me I was crazy for buying. They also thought it was a bad idea to rent the house out. I learned a lot over the years and am willing to take on more risk as I slowly try to replace my W-2 income.
