I'm considering getting my real estate license (in Indianapolis, Indiana), and becoming an agent. 

Are there any training programs with any agencies that you would recommend? Or are there any steps that anyone would advise that I take?

I'm currently engaged on the investing side, venturing into rentals, preparing to rent out my current house and move into a 2-unit property.  But, I want to develop and grow on the sales side of the game and business in general.

Greetings All,

I'm looking for a few recommendations for Indianapolis contractors so that I can get timely estimates on some minor repair work (for my 4br/2.5ba house built in 2001). I'm planning to move/rent it out and buy a duplex soon, and would like to jump on multiple estimates as soon as possible. (I may need the same help for the duplex when I find it, so there's potential for repeat business.)

@Collyn Bennett very good point. It could actually even be a family member, and wouldn't think the HOA has that kind of control to decide who we let live in our homes and under what arrangements. I wonder which others have specifically dealt with that scenario...

I'm seeing that my HOA may have some restrictions on renting out rooms. The HOA leader said it technically goes against the bylaws, but the Section 4.22 Residential Use states "Lots may be used only for residential purposes and only for one single-family dwelling..." I don't exactly see that specified restriction for renting out rooms, but could see how it might apply. However, there's the chance that if I move forward with renting out the room, that the HOA could give me a citation for being in violation of bylaws.

What are some ways around this?? (Besides the obvious of simply not renting out a room.)
