Ive never had a landlord inspect my apartment while i live there. Current residence of 5 yrs and multiple 3 yr runs before that. As a tenant, i wouldn't want somebody in my house every three months.

3.5 percent down and cashflowing 100 per door seems like a decent return for most people on BP. But isn't it going to take me about 8 years to have enough money for a foreign payment on a second property?

I rent on 2 acres. My wife and I take care of everything. My landlord's (are awesome) live on the other side of the country. They visit once a year and I rarely talk to them more than that. The house was built over two centuries ago. We have freedom to do whatever we think is best and we were raised to know right from wrong. We wouldn't do anything to jeopardize our relationship. Get the right tenants, cultivate the landlord/tenant relationship. State expectations.

Part of me will be very sad when we purchase a duplex this summer. Our current landlords will know that they can always reach out to us for help in the future. Good people can find good people that they can rely on.

The first winter that I lived in my current apartment the electric bill ward over 1000/month with just using the electric baseboard heaters. We have a Jotul cast propane stove but were not using it much that winter. That was 5 years ago. Now we plastic the windows and essentially never shut the propane stove off. Propane runs me 400/ month. Electric bill is about a hundred. Our house was built in 1790.

We are looking at a househack 4plex and have a scheduled showing tomorrow. We will have a building inspector do a exam should we decide to go ahead with it. Do building inspectors know and advise on current city building codes? Or does he just walk through and tell us the condition of what is there? I would hate for him to give the property the thumbs up and then find out I am liable to install a fire suppression system or something else that will require after sale cash out of pocket.

I recently reached out to a gentleman here on BP regarding vacancy rates on a property he owns in a town Im doing some research in. A post of his from about a year ago had stuck in my brain and he seemed like a great guy so I sent him a private message through BP asking for some info and recommendations. Now I hope I wasnt out-of-line for asking. I can certainly see your point of view.
