Wow Kevin. Nicely done.  

I'm looking at a 4plex househack style.  I dont even know if there is a property manager.  I love Bigger Pockets.  You gave me some great things to think about. All of these replies a worth gold. Thank you.

Im looking to purchase a property. Is there a website that gives insight on demand for apartments? Im really trying to put my best foot forward and it would not be pleasant to be the only one living in a 4plex.

I assume that the government didn't design the FHA 3.5% down loan for investors to be able to segway into G.Cardondom. I was following a previous thread about somebody who currently owns a SFH such he lives in and was going to get a FHA loan to get an additional MF. One comment was that underwriting might be skeptical and give him a tough time because "who wants to move from a nice house to a smaller apartment?" Has anybody been declined a loan for crazy reasoning such as this?

Can you just find a different MF that your GF would like to move into? I've seen seperate houses on the same property for sale. One Mortgage, multiple units but similar to having your own home. Will this work?

I'm new at this and don't own a property yet. Im very much in the beginning stages. Got the preapproval for a mortgage, worked numbers on a bunch of properties and am starting to work with an agent. Ive read a bazillion books, listened to webinars and all sorts of podcasts. Im so excited about this that I'm sure I could sway anybody's opinion into moving into a rental property for the HUGE financial freedom that it brings in the long run. I actually worry that I talk about it too much but now my wife is actually sending me links to properties she likes. Which is AWESOME. Have your GF do some MF shopping with you, let her pick out some properties and get excited.

Thoughts?

The seven habits of highly effective people. (I put this one up there with rich dad)

Rich dad

And Set for Life by Scott Trench.

I have a bunch of REI books on Audible for my commute and have listened to these three books time and time again.

So interest rate isn't a huge factor.
