@Simon Obas just inspect it now before your offer, it gives you the appearance you need with buyers that you are serious and interested because you ARE thorough and motivated. Your offer will be the strongest because you know all the details up front. For a buyer your offer has a much better chance of a smooth on time close.

My GC’s ALWAYS say “get an inspection” even while they’re looking at it themselves. Then you give the report to the GC and then they have no excuse for not fixing and quoting everything.

Pro #1: Inspector says everything is good and you proceed with confidence and a good knowledge of what needs to be done.

Pro #2: Inspector says there are very expensive problems to be aware of and you avoid loosing money through a justified lower price.

Con #1: There are no cons if your offer is on time.

Hi Jaysen,

Thank you for the advice. I was running the budget for the 7 unit only.  I put in your recommendations in and I will find out the rest. 

The history I saw showed them dropping the price over the last couple years.

Hi Esmeralda,

I flip houses in the Altadena, Pasadena, South Pasadena and Mt. Washington area. Here I believe we need a very local real estate superstar. You need someone who can fill your houses with people at open house. Their entire network will specialize in selling homes in the area where your investment is, to people looking for homes in the area where your investment is. A person who specializes in your investments area is also going to help you predicted your ARV price with a lot more accuracy which is crucial. They should also be able to provide a connection to a great local contractor and be working for other investors as well.
