Post: Would anyone consider Wander.com to rep and MANAGE their property?

I believe Wander.com is taking full control and or even investing in the property they now manage through their system? I found them because they are hiring and I liked their model... even though they never called.

Would any of you investors create property to hand over to wander.com? What would they need to do?

It seems like if a flipper set up and remodeled BRRR deals they could avoid any market ups and downs (Flipper = Buy, Rehab). In BRRR planning you should start from refinancing the monthly rents backwards. I actually know contractors and flippers in Los Angeles who would gladly do the investment and construction with no desire to hold rental property. It seems like a properly constructed BRRR cash out refinance could make everyone happy on both sides. Are you people all ready doing this?

Hi Aram,

We would buy exclusively in South Pasadena to rehab and sell homes if we could get them. If you don't need to add square footage the city is not bad. They are picky about the changes to the view of the home from the street as well (so don't change the view). We plan with these limitations (their needs) in mind. We will strip and gut completely, change windows, doors, all systems new, and reconfigure with a  4-5 month completion time on all construction start to finish. I do all the permit work myself and adjust immediately to the items that will go into review if at all possible. If not I do exactly what they require explicitly and it will pass. 

Right now I've heard it's slower with many of them working from home.

I went with Propstream because I thought it had stronger individual property evaluation. I needed something that helped me evaluate a purchase candidate as much as create lists. Reipro doesn’t even list property evaluation as a feature.

I believe at BP many would recommend you take the equity out of the home and let it pay for itself again. Invest the equity in a second property.
