@Nick Troutman my plan is to wait it out a bit (few months) but stay actively engaged  networking and analyzing markets. I've been deep diving in the unemployment rate trends as well and the BP insights data. I too fear analysis paralysis, however due to  the current stability of our economy it makes more sense to wait to see how things level out.

My wife and my daughters are the spark. Beyond that is the opportunity to improve daily becoming a better version  of myself and living a fulfilled life. Real Estate is the vehicle that will enable me to do this by eventually giving me even more time to do the things I truly enjoy.

@Brett Mason i initially got started in REI investing after reading the book 16% solution. That peaked my interest in Tax Lien and investing which I did for several years before purchasing my first property. I purchased my first property because I wanted to create another source of income other than my W2. After doing research for a second property, that led me to Bigger pockets which changed my mindset and accelerated my education of REI. You are in the right place to be starting out due to the sheer amount of resources and people. There are many different strategies you can use to invest so get familiar with them by reading Bigger Pocket books, Blogs , Forum Posts and of course listen to the Podcasts. That will help you determine which strategy best suits you. They only tips I have are be intentional, take action and don't be afraid to ask for help.

My tenant locally (CA) paid and my out of state (MI) did not. The PM and I are hoping they attempt to make part of the payment with money they will receive from stimulus. Only time will tell.

@Dave Godfrey, i'm currently focused on learning more about the next out of State Market (St louis) that I will invest in. In addition, ensuring that my family and I are staying creative and building good habits with all they extra time that we now have. Prior to COVID I was preparing for a mini vacation to Mammoth Lakes and then to Florida. In regards to the REI front I was networking at meetups and staying engaged locally with investors. Shelter in place has been an adjusted but my family and i have been super intentional and making it work.

@Michael Bowser I use Cozy for a property that i'm hacking and it works great. The platform is simple to due and has many cool functions to track any expenses for your property. Its been great so far. Hope this helps. 

One tenant has paid so far. One person in the family was impacted by the shelter in place, however they still paid the full amount and on time. Im still waitng to here from my PM from my out of state property.
