@Denis Vaughan      the exact impact of an electrical service upgrade on your home's appraisal will depend on the specifics of the upgrade, the appraiser's assessment, and the local market conditions.  it's a good idea to consult with both an electrician and a real estate professional to determine the potential impact on your home's value.

@Jeffrey Anderson If you decide to furnish it you will Maxime the cash flow potential. depending on area the MTR rental option is great. Its the sweet spot between STR and LTR in regards to cash flow and investment of time. Jump on furnish finder to get an idea of what the MTR are renting for in your area and compare that to the additional investment to setup. I personally love the MTR model as it is a much different clientele then the long term tenant.

 @Denis Vaughan Refinance why your still in the property. If you used a FHA loan , try to refinance out into a traditional loan so you can use your FHA loan on next purchase. You living in one unit wont negatively impact the appraisal amount. If appraiser uses income approach they'll use fair market value for the unit your living in. I did this about 2 years ago and will use FHA again on my next purchase.

@Sidney M., I was told there is a meetup at La Boulangerie 2324 Grand Canal Blvd # 1 · Stockton, CA. I heard the last meeting was at 10:00AM, so I assume this one will be at the same time. I have an event for my real estate team at that same time, so I will not make it.  Let me know how it goes. 




@Brian Halstead Thanks for the heads up brotha. That's actually being held by the Stockton REI Network . I have yet to go as I just got hit by the bug. I will certainly be attending, I have tons of questions regarding my particular situation. But not to hijack this thread ill save those questions for some forum posts and the meetup. Your the 1st post I got Mr. Halstead hopefully Ill be working with you in the future. Great day sir.

@Sidney M. the Stockton REI meetup is a good one. When I was in California I attended it everyone month. They have a website and you can find them at Meetup.com

I know the current market climate can be tough for many of us,  with inflation, supply chain issues, and global uncertainty. So, I'm curious to know how you're all adjusting your investment strategies to keep up.

Are you investing in new markets? Have you found new investment vehicles or strategies that are working particularly well? What do you think the future holds for your markets of choice?

I'm hoping we can all share our experiences and learn from each other as we navigate these challenging times. Thanks in advance for your input!

@Hadiya Coppedge I work full time and invest. Half of my portfolio is managed by property managers and a couple them are self managed. For the properties that I manage I use property manage software to streamline communication , tenant requests, etc.
