@Monte Rice if you have 20% equity and lived in the property for one year, you should be able to refinance your FHA into a conventional owner occupied loan. I would suggest that you call more lenders, to find one that can accommodate.

@Ben Morand, I love this post as this is an area that I will be focused on the back end of this year. I have a question for the group who already own  the 5 - 20 unit properties in their portfolio.  Do any of you own these size properties in other states? If you do what has been some of the success / challenges with your system's and or local team . Have you  been able to find  quality property management, who assist with the construction and value add to your properties? Thanks in advance for your feedback.

The first month is now in the books. How did you start 2021? Did you come out on fire, or hit some unexpected hurdles? Did you lag on your commitments or blow them out the water? For me it was one of highs and lows, but as I sat back and reflected, I felt good about the actions (see below) that I took ……. which will lead to achieving 20 doors this year. I am hyper focused on Metro Detroit (Roseville, Warren, St. Clair Shores, Eastpointe), which is hot like many other markets. I would love to hear your successes, challenges, opportunities from the first month of 2021. Thanks in advance for sharing………. And bring the heat in February.

My January Lead Measure Goals

Door Added: 0/20

Deals Analyzed: 41/ 28.

Offers Made: 5/8

Meets Ups Attended: 4/4

Key learnings:

  • I must increase deal flow, so I can make more offers.
  • I must expand to neighboring cities, and increase initial projected spend on properties that meet my criteria.
  • Networking is the way!!!

@Jason Collins I echo your struggle. I have 1 property in Harper Woods but  I've been actively looking in South East Michigan (Roseville, St. Clair Shores , Eastpoint , etc.), and the market is crazy hot. Some of the properties that I've offered on would cashflow, but there our multiple offers coming in over asking.  I do have some information for wholesalers, etc. which I will DM to you. A ton of the properties that they have been sending over are not in my area of focus but they may work for you.

@George P. even with all the craziness, what areas would make the most sense near Redford? Also I would love to connect as I see you have a PM and construction company, which is also what I'm actively looking for in 2021.

@Thomas Ingrao keep it simple! find another agent, as this will continue to be a problem if you stick with him or her. This will lead to missed opportunities and more frustration.  Also its important to be clear on what you expect of them , and ask what they expect of of you in the initial meeting.

. @Jamie Fankhauser The Miracle Morning by Hal Elrod. The SAVERS led to a total paradigm shift for my mindset, attitude, and approach to the day. I went from barely reading one book every 6 months to now reading 4 books per month..... and loving it!! in addition learning how to calm my mind by practicing mindfulness techniques has been instrumental in my personal growth.
