@Adam Rudolph I truly believe it has to do with mindset, and effort. If your putting in the effort (learning, networking, etc.) and you truly understand "why" you want to take this journey, that it will get you through. Of course there are other key factors such as cash reserves, REI strategy, patience and hustle (this list can go on and on). There will always be cycles in Real Estate, but for newbies such us , drive and commitment to process will determine our long-term success. I wish you the BEST man... Keep on pushing!!

Hello I been purchasing them for the last few years from Arizona from multiple counties. (Maricopa, Apache, Mohave, etc.)The information on the properties from the county sites are pretty thorough with all Parcel and Tax Assessment info. Some of the sites allow you also to conduct a birds eye view. For the sites that don’t  allow Birdseye view, you can always use google .

Vacancy rate is a somewhere around 4% - 4.5%. As far as the area , it’s fairly mixed with good , bad and average. It’s really dependent on what  type of properties your looking for. Homes in and around the Lincoln School district are on the higher end due to the area and strength of the school district .
