@Chris Hiser Google, Zillow, and FB REI groups in your area are a good starting point. I would suggest finding a good agent first, they will have title companies and attorneys to suggest for you because they are in the business. Most agent profiles on sites will have their star ratings and reviews from customers. I believe Zillow also list how many transactions they have recently completed.

This site for starters, Google, Meetup.com (specifically REI groups), and look for REI groups in your area on FB.

@Michael Watkins  DO NOT BUY THIS PROPERTY via a QC deed.  Send that contract to a title company and open up escrow to do a title search.  You want a warranty deed with title insurance.  Also, you need to educate yourself more ASAP on the research portion of buying off market deals.  You should know how to find out some items about a property such as the amount of taxes and if the property is behind on taxes.  You can find that from free county sites.  Good luck!

@Arthur Donovan filing is one thing but actually getting to court is another because most courts are closed.  You should check your local courts to see if they are open.  Here in Memphis they are still closed.

@klye Chadwick 1. Go on sites like FB,Craiglist, MeetUP, and here to find local REI groups in your area to meet other investors and contractors. Try to locate wholesalers who actually know what they are doing and get on their buyers list for off market properties. 2. Educate yourself on various tools to find possible motivated sellers on your own (direct mail, FB advertising, cold calling, skip tracing, bandit signs, driving for dollars). If you put in the time you can learn a lot on here or Youtube. 3. You have a Carrot side for SEO which is great but also educate yourself on pages like Whitepages, REIPro, Listsource, Deal Machine, and Propstream and what they have to offer. Finding motivated sellers is the best way to purchase discounted properties for buy and hold or fix in flip. Happy hunting.

REIPro, Propstream, or Whitepages are good tools.  If you know the address you can go to the local assessor site and look it up for free.  If you want to educate yourself on the overall process of finding owners/motivated sellers research it on Youtube, good information on there if you put in the time.

The best way to get accurate results of your property line is to get a survey done.
