Investing in 38111southern part of Sherwood and Eastern sec. Cher

Any one have insight on the southern part of Sherwood, Eastern section of Cherokee Western section of Audubon park? Tried to be as specific as possible because I know this area can be mixed. I see rent comps around 750-800 in this area.
