Don't pay anybody to do this, with time and effort you can learn it yourself.  Youtube is a powerful tool.

@Mallikarjun Reddy Pateel   You need to stop what your doing on this ASAP, the reasons are below....

1. You dont know what your doing. You need to educate yourself on what wholesaling is. Making a offer on a listed MLS property when you don't have any cash to buy it is not exactly wholesaling.

2. Your wasting your time with this and most importantly your wasting the agents time.  If the agent is legit they will ask for proof of funds and will realize quickly that you are a tire kicker.

3. Your reputation is one of few things in this world that is hard to get back once it goes to trash. The real estate world is small so if your name goes on the "do not work with list" with real estate professionals in the area it will be hard for you to do business with buyers, HML, etc....

Action-Spend some time on BP to education yourself.  Youtube is another good tool to use if you put in the time to learn.  Good luck.

Normally hard money has more terms and hoops to go through.  Most often the terms are set in stone.  For example you pay 10%-12% interest and you have 1-3 points.  When I do fix in flips I used a hard money loan at 12% for 90 days and 2 points.  Private money has more room to negotiate terms so I would always suggest to go that route.  If you use private money just be sure to get the terms clearly documented.

The Memphis market continues to be hot.  I'm personally buying now if the numbers makes sense and will continue to buy if and when a crash happens.

Do not take on sellers issues with tenants, especially with the challenges we are facing in 2020.  Many of courts wont allow evictions until next year and who knows it may get pushed out even more.  Cash for keys is the best way to get the tenants to leave but let the seller try to do that not you.  If the properties are a good deal you should buy them but cover yourself in the contract so you have a way out.  Advise the seller you are willing to purchase but only if they can deliver vacant.
