@Jason Behn, I live in the Buda area and @Eric Barnett has recently been putting together some meet-ups for the south Austin/Buda area investors. This might be a great resource for you. My wife is a Realtor and so we might be of help to you. What are you looking for? MLS listings, comps, or both?

We have been using Floor n Decor for tile, BMC (Stock) for lumber/windows.  Also McCoys is cheaper and faster on windows, but they always mess up our order.  What materials in particular are you looking for?

Different strokes for different folks... Do you like humidity?  Go to Houston.  Do you want to be near the gulf?  Go to Houston.  Do you like driving long distances to look at real estate?  Go to Houston.  Otherwise, go to Austin.  You can make money in real estate in any city.  You can also invest in cities you don't live in.  My opinion is live in a place you love!
