Did the purchaser buy Title Insurance?  If they did, I would assume that this cost would be covered.

She wanted me to carry her over the threshold, & I wasn't confident about the stairs.

Wasn't trying to suggest where to hold it, just saying that is what works for me.  As for venues, there are lots of great coffee shops around the downtown area.  If you are thinking of something larger, or more of a private setting, what groups size is your target?

@Adam Allard; if the meeting is held downtown, I would attend.

I was also going to suggest Google Voice.  It has a lot of great features :
  • Allows you to screen calls
  • Blocks spam/sam calls better
  • Stores your voicemail forever
  • Receive calls to any number from your Google Voice number
  • Does voice to text translation of voicemail & provides them over email
  • Lastly once your actual phone number is out there you can't get it back

Previously I've used multiple pay VOIP (digital phone) services, for what Google Voice offers for free, it is a great value.

Hey @Matt Kitchen; welcome to Bigger Pockets.

I'll tag my friend @Jerime Kenne as he is in the Dayton market, & could perhaps provide some helpful input.

This unit is close to the gazebo, almost right off 76.  Have had the same, high-quality tenants for almost a decade.  We worked with our property manager to get the unit filled, & have not had any issues.
