Hi Everyone,

I am looking for any helpful information on hiring a virtual assistant. I am starting to do some lead generation for some investors, and I want to get setup with a VA, but not real familiar with the process. Anyone know of a good place to start looking and vetting VA's? I have done a little looking around on Upwork, but that's the only place I have looked. Not 100% certain on how to get all the info over to the VA. Lists, dialer access, etc. Any info would be greatly appreciated. Thanks!!

Just purchased my first rental property in AZ. Looking to refi the house in approximately 6 months. Want to try and lower my DTI before the refi. We have a auto loan that I am wanting to refi to lower the payment and get a better interest rate. Would this be a good or bad move since I want to Refi the home loan in 6 months?

Super excited to say that we have closed on our first investment property in Yuma Arizona! Purchased a SFR close to the Hospital with a separate structure in the back that will be turned into a ADU. It was a tough 45 day close, but we pulled it off. If anyone is looking for a super star Realtor in Yuma reach out to Christie Nicholson with The Realty Agency. She played a huge roll in this tough process and has a great deal of knowledge in investment properties. Another super star shout out goes to our Home Inspector. I have a house in escrow in AZ and it currently has tenants in it. Was told they were going to stay for awhile but things have changed. What companies / websites are people using for screening, credit check etc?

I have my first ever investment property in escrow and my mortgage company will not reply to any of my emails, calls, etc. I assume this is not normal. I am worried that this deal is going to fall apart. I am starting to put together a backup plan in case they can’t pull it off. As of right now I am reaching out to friends and family to see what I can come up with in cash. Also considering hard money loan. Will any hard money lenders work with me since I have never bought a property before? Any insight would be greatly appreciated!

I am currently looking in the Yuma area also. Finding it challenging to  seek out any deals, but I hope patience will pan out. I feel as if the numbers work and sounds like Yuma has a big rental demand. Fingers crossed I can land my first deal. Good luck on your journey!
