@Ian MacDougall maybe a deposit to hold, then sign the Lease after they’ve closed on their house sale.

@Hindy Smith you’ll need to check your state and local laws, but most states allow entry for maintenance with at least 24 hr notice.

@Cynthia Lindly if you’re self-managing then it may be worth it, but you have to consider that you’ll likely be the one called when the Internet doesn’t work. Is it cable internet, where they’d be receiving tv service through the same account?

@James Feely I use Google Forms to pre-screen potential applicants before sending them the link to my Cozy listing & application. This way you can some basic questions before wasting your time even showing them the property. I include the minimum requirements in my listings and on the pre-screening questionnaire. Also state that they’ll be verified upon receiving application. I’ve found this process to weed out 90% of the time wasters.

@Jason Duryea for county and city ordinances you’ll need to look for ordinances or zoning laws on the county and city websites wheee the property is located.

@Domenic Presutti take a signed copy and retype it as a template. Or find a lawyer willing to write one that you can reuse. Sometimes you can get them from a local Realtors Association or there state specific lease templates through ezlandlordforms.com. Most sources, other a lawyer written lease, are going to be generic and likely need a ton of changes to make them worthwhile. Of course with any changes, you should have a lawyer review it or make the changes for you.

I have tenant who is in the process of changing their last name back to their maiden name. What is required here to update the current lease with an addendum? Does anyone know where to find a template for this?

Her lease is ending Jan 31st and she’s most likely renewing for another year. Obviously, I’ll get a copy of her updated driver’s license to confirm the name. Are any other documents necessary?

@Kristen S. I’d say owner should pay to have the cable line installed to at least the living room if the cable company won’t do it for free. This should the minimum to allow for cable/ready access. A large percentage of people stream tv these days, so as long as there is a connection in the living room to connect internet/tv, then the rest of the house could likely get Internet/tv via WiFi so your running additional cable lines.
