I have to disagree with some of the other posters. Pets mean one thing to me. More rent! A good paying tenant wants to add a dog? No problem, if it's worth $50 extra a month to you, let's do it.

Hey there! I have been using the vinyl plank flooring for the last few rentals we picked up, but I got one now where we are a little lighter on budget and so I was thinking of going with carpet, Home Depot has free install, and I just pulled carpet out of this house, so my tack strips are already in place. Anybody still using carpet in rentals? Thanks!

I wouldn't add a glass shower door, they increase liability if they get broken, and I don't see how they translate to additional monthly rent.

Round Rock is definitely a good place to hold a rental, if you are cash flowing. Good schools, and it is a growing community. I definitely agree that you should get specific comps from a realtor for that neighborhood as the rentals for a 3/2 can vary a little depending on which school they feed into and the level of finish, etc.

I'm with @Arlan Potter In the time it took me to read this thread, I would have been over there already. I don't care who is there when I get there or what method it was reported. My house could be at risk. There could be a plumbing leak which always cause more damage with every passing minute.

I had the same problem with a rental in San Antonio. I had at least four A/C contractors out that could not pinpoint the problem. Then I spent some time online and found that it was likely the insulation/ventilation.

I spent a couple of hours in the attic with my brother in law blowing some insulation into the space there, and have not had an issue since then. I did look at the ventilation as well, but this house appeared to be adequately ventilated.

Don't do the background check until they meet all your other criteria. This way you can refund their fee having not already wasted it on a background check you did not even need.
