A lot of this is people trying to make the move to remote work. Those people who used to work in the food and service industries have friends that got work from home gigs during this last year and are living the dream. So waiting tables is even less interesting than it would have been 12 months ago.

My day job is supporting call centers which have been transitioned to work from home and we have had no problem hiring. The last posting I worked on had like 1200 applicants in a couple of days.

Yeah I wouldn’t accept this personally. I like a rent payment coming in every month to tell me that at the very least, someone still cares enough about my property to at least pay for it. Several properties I have out of town where I haven’t driven by the property in some time so I like that payment to know they haven’t skipped town and left the house open.

@Michael Brown absolutely 100% I use mine for something related to my rental business just about every weekend.

I don’t know how car people even consider buying property.

I’ve done ok with AM cash value policies. Paid for a couple of roofs but had to come out of pocket about 1500 on the last one I did. It had three layers of shingles and it was at least five years past expected life.

I don’t use insurance except for the big stuff so I enjoy the reduced premiums. And almost all of my properties are so old they cost way more to rebuild than they are worth as is.

If you think it “may be unethical” you are usually right.

I take them via CashApp now so it’s super easy to refund anything I get on apps that I never seriously considered.

You might try moving up the deductibles. I have a couple of units where I saw a big increase in premium so I just upped the deductible from 1k to 5k. I know I won’t be filing any small claims anyway. I keep it in place just so if there is a house fire or something huge, I don’t lose my shirt.

I think our lawmakers figure we can take deferment on our payments from our lenders, but my issue with that is I figure the lender would not be as willing to do future business with us. Like a stain on your file with that lender, and we are going to need to consistently get new loans to continue to grow.

I’m with you Grayson. I spend a good deal of time managing my business but I learn new things all the time, and get some good exercise when I swing my hammer. The tasks I don’t enjoy, I just outsource to contractors.

If I preferred to use that time doing something else I would do that. There is no need to put my supposed hourly rate on my spreadsheet.

I think you will find that once you buy one property you’ll get the real estate bug, and the last thing you will want to do is lock money up in the first house when you could be saving for the next house.

Plus 7k is nice but consider what financial security you could build with 35-47 of those suckers paid free and clear one day to leave to your kids/charity/whatever.

Ask me how I know...
