Post: Trying to buy a condemned property

Hi BP,

So there's a house 4 doors down from my inlaws, it's a fine C neighborhood. The house is condemned (I suspect it was abandoned after a fire), and it's making the area look terrible. Seems like a decent investment opportunity if I can get it for the cost of the land. I looked up the owner and it's registered to an LLC, who hasn't responded to my emails asking if it's for sale. The LLC seems like it's still active as well, they're at least doing their paperwork every year I think.

Is there anything I can do to force the sale of a condemned property if the owners won't take care of it?

Thanks!

Agreed ... I circulated an earlier BP job posting to the rail-riders I know and none of them were keen on relocation.

Not surprised, everyone I know who has taken a new job in the last 2 years has taken remote. It's hard to compete against heavy hitting Rails companies (Salesforce, Basecamp, GitHub, Shopify) that offer big compensation packages and remote positions.

Programming consultant here, generally querying data *should* be one of the easier parts of any system. I'd be surprised if they didn't have an extensive section about doing that in their documentation.

Hey Chad,

If you know anyone with a Navy Federal membership, they do 15 years with a minimum financed amount of 10k. PNC will also loan based on my conversations with them.

I have a friend who's trying to sell his place in Dogpatch off the market, I'm across the country so I don't have boots on the ground there, but all the research I've done suggests that it's still an up and coming neighborhood with all of the new things being built. Is this still a heavily sought after area? I so I'm looking to find some sort of mutually beneficial deal. Thanks!

Hi all, I'm a part time investor in Jax. I have one SFR in Mandarin and am looking to start acquiring property in C neighborhoods. I notice an abundance of insanely cheap houses northwest of downtown, making me think they are class D and not something I should mess with as a newer investor. Has anyone successfully invested in those areas?

Hey BP,

My name is Jason, I'm a Software Developer consultant and Navy veteran living in Jacksonville, FL. My wife, who I met after she bought her townhouse, bought in late 2007, so the value dropped considerably after the economy collapsed.  I married into owning it, and we recently bought a house, and knew we wanted to rent it out instead of selling for a loss.

Turns out that we were able to rent it out for enough to generate some tiny monthly CF, but having someone build up my equity for me and essentially breaking even was enough to give me the real estate bug.  My goals are long term, my wife and I are shooting for retiring in our 50s through passive income, so I'm more interested in buy and hold than flips.  We're fortunate enough to be in the financial position to pick up more properties, so I've started reading books, listening to BP podcast, and talking to some realtors in the area.

There's also a local meetup that I will be attending, hoping to meet some like minded individuals.   Hopefully I can help out some experienced investors in my market with some tech abilities in exchange for someone who's brain I can pick when I have questions about local markets, deals, etc.

Thanks for stopping by, super excited to start increasing my wealth!
