Hey Barbara,
The Triad has grown considerably over the years and still has plenty of population growth to support future development. My wife and I primarily invest here in the Triad as well as Wilmington NC. Rentals and flips. We currently rent out a room in our primary home on Airbnb as well (in Greensboro). Please let me know if you would like a tour of the area when you are in town. We can do a pre-visit call to go over exactly what you are looking for and areas that are in demand. My opinion on the outskirts of Charlotte is positive. I believe those areas will grow but you will be spending a considerable amount of money to invest in those areas. The Triad offers value and appreciation potential. The 1% rule is fairly easy to obtain here and we find decent flip deals off and on the MLS. I would recommend joining the Triad REIA as well. I have met a bunch of local investors, mentors, and friends in that group. I'm working on a BP meetup in our area as well. Good luck to you.

Hey Nathan. Shoot me a message. I have a few go to contractors that I would recommend. Trades are hard to come by right now. I'd send you my handyman as well but he's pretty swamped. Pete Green at Go Green Plumbing is who I'd recommend for plumbing. For some reason BP is not letting me submit phone numbers so send me a message. Talk to you soon.

What's kind of foundation? Is it a crawl space or a slab? Slab is going to be a little more expensive. A one bathroom wouldn't cost too much money for a plumber to come out and replace as long as they don't have to start tearing up walls and what not. If it has a crawl space maybe anywhere from 500-1500 bucks. It's hard to tell without seeing the property. Shoot me a message if you need a plumber in the area. Your realtor should be able to give you a trusted contractor as well. I'm in Greensboro.

Welcome to the community Tim. I live and invest in the Greensboro area if you ever want to sit down and talk real estate. My advice to you is buy an affordable home and rent it out to roommates, Wish I had done the same while I was at UNCG. There is plenty of opportunity around here if you know where to look. Good luck.

Welcome to the BP Community. So much information out there. My advice is to dive in and learn as you go. Don't spend all your time analyzing. And join the Coastal REIA group. It's an excellent group of investors that are happy to help. Reach out to Steve Garner and Chris VanEtten. They taught me a lot on my journey in Wilmington. I moved back to Greensboro recently (solid market as well) but happy to help if you need advice. Good luck.

The Triad REIA website is a good place to start networking for off market deals. I have found deals as well as partners through that group. I can set you up on an auto email that targets different types of properties you are interested in as well. Let me know.

I agree with Alec about social media groups and wholesalers. The Triad REIA group is a good group to connect with as well. There are a bunch of wholesalers in the area. I knock on roughly 500 doors per week for listings and deals to add to my portfolio. That is an excellent strategy that has worked for myself and my clients. Happy to talk real estate if you want to get to know Greensboro and the up and coming areas. I have a triplex I'm working on currently that is around 100k but it needs a good bit of work. I am a local investor in Greensboro as well. I'd be happy to sit down with you to go over what you're looking for. Foreclosure deals are getting harder to come by because there's so much competition. You can still find the one percent rule fairly easy here though if you'd like to get your feet wet that way. I am a licensed realtor as well so happy to help out however I can. Real Estate is the way to go. Just buy your first deal and you will learn so much. Don't buy a bad deal but it doesn't have to be a slam dunk to get you to where you want to be. The Triad area is booming. So much growth so the appreciation potential is definitely there in many neighborhoods. Shoot me a.message if you're interested.
