I'm still new here but you can house hack it with an fha at 3.5-5% down, if it's a multifamily you have to live in one side, if it's a sfh then you have to stay there for at least a year and either rent out rooms or fix it up and refinance after the year

I'm still learning, but when looking at potential houses, can I base ARV off of houses recently sold in the area by looking at Zillow. Eventually my plan is BRRRR or houses asking a duplex.

@James Masotti I have wanting to jump into real estate for years but never actually saved up for it and pulled the trigger, I think this may be my year though.

@James Masotti thankyou for all your insight, as of yesterday I'm not sure what's going on with msc due to Trump putting a freeze on federal job hiring. And I know it's a life decision on starting msc or starting real estate. As far as real estate goes, I plan on saving 15k and getting a cheap little fixer upper in FL and start my BRRRR movement from there. Currently listening to rich dad poor dad. And that's of course wanting me to start real estate. So I think I may start the real estate and if it's not working I can reapply for msc

Believe it of not im thinking of taking the other route now and starting real estate, im not old but not young at 33, thinking of stock piling now and start with a cheap house

@Lee Ripma I can probably save more with msc, but I really wouldn't be able to be hands on as much, being paid to travel the world is what I always wanted, but taking that route I don't know if I would be able to juggle the real estate being away. If I can get the real estate off to a good jump start I believe I would be better off financially. So it's basically get a great experience or take the chance in real estate and hope to get a good start

Here's the story. I currently live in San Diego as an hvac service technician making between 60-70k a year. But I plan on moving to FL in July. I put in for working at Military sealift command this past June. (basically supplying Navy ships around the work on a government contract.) I'm at the last stages of being hired, if I am hired I will only be in the states 2-3 months out of the year. But it's an awsome opportunity. Do I take the job if they select me, or do I keep doing hvac and get a second job ubering to stack money faster and start the BRRRR process in FL wich will most likely start out as a house hack. Currently I have nothing saved. But I am going to start, thus will also include my taxes and if I start ubering on the side after work. I will also be taking a pay cut if I go with the new job. Any words of wisdom is appreciated.
