Could be flexible on price. 

Great property, but I've since moved down south and it's a little inconvenient to manage from afar.

long term renters in nice part of Oakland. Nice backyard, could build an ADU out there. Rental income is as follows: $1699/unit 1, $2199/unit 2, $2199/unit 3, $1999/unit 4. Unit 4 can be delivered vacant as tenant is moving out at the end of the month.

@Remington Lyman would be a good guy to talk to about this. Ohio overall right now is a really good market for investors.

If I could, perhaps. But buying the 4plex tied up a lot of my capital for the next down payment. Especially where I'm located, real estate is expensive. I'm investing in some other non RE opportunities at the moment. 

Also it's lot of work moving, and I like where we live right now. We live in a nice part of town and our tenants are cool. 

In my personal experience in Oakland, CA - no. But I think it's dependent upon location. In the Bay Area real estate is priced really high and the math just never worked out in my favor. We live in a 4plex and have a majority of our monthly payment offset by our tenants - we pay about $1200/mo after everything. 

@Remington Lyman is our preferred realtor out in OH, he's got a solid track record and has good infrastructure in place for out of state investors (i.e. connections to contractors, property management companies.) Ohio right now is a great market in terms of cash flow and relatively cheap real estate. 

Typically it's a bit tougher at that level - if your DTI and FICO is good enough, you may be eligible for an unsecured personal loan.

Hey Joseph! Welcome to BP. OH is a great market right now, a lot of our lending partners are really big on OH since it's usually fairly inexpensive properties with good cash flow or cash flow potential. The midwest as a whole is really good currently.
