Hey Alec! Welcome! 

start thinking about your overall strategy and what you want and are willing to do. Do you want to get a turnkey rental that's immediately cash flowing? Are you willing to get a fixer and put in sweat equity to offset cost (and are you handy enough to do it)? do you plan on using a property management company, and if not, how far are you willing to travel to check up on your investment when problems inevitably arise?

other good first steps are figure out how much capital you have immediately available - this determines quite a bit in terms of what's possible in terms of financing.

Hey Ashley, sounds like you're definitely starting out strong. Do you plan on purchasing it as an Investment Property or Primary Residence?

I second Nathan's post - typically house hacking is going to allow you better loan terms as you're inhabiting the property, and allows you to be on site for when things inevitably go wrong. But if you like where you live, you'll have to go the investment property route. Have you identified one that you're interested in? 

I was talking with one of our partners recently - they were saying Ohio is the up and coming market given lower cost of real estate and higher returns, so that may be a decent place to start to looking for an investment property. There's a few different strategies you could employ to free up your capital (bridge loan to re-fi). 

Hey, I've got a few lenders who are able to do re-fi's in NY, pretty competitive rates too. Depends on a few things though, DM me and I can put you in touch
