Hello Columbus Investors/owners,

My partners and I are looking to target 30-100 unit buildings in Columbus and would love some direction on the best neighborhoods, as well as where to avoid. collectively, we have done all in NYC, and are looking to venture out of The tri-state.

Happy to connect and hop on a call to discuss.

Thank you all in advance,

Jason

Hi All,

I am actively engaging in talks to regarding a mixed use property in PA. I see on the P&L that the Landlord pays for Water. I was wondering the best steps of how/if i can bill back the water expense to the tenants.

Any tips appreciated.

Hey all,

Can anybody recommend the best multfamily (5-20 unit) underwriting platform they use to run numbers?

Also, if anybody has good video resources on properly underwriting deals, I’d love to hear suggestions

Thank you,

Jason

Hey All,

Happy belated new year and happy holidays.

I've created similar forums in the past, so if we've connected, feel free to ignore (or send to anybody this applies to. :))

I'm looking to connect with investors who invest in Philadelphia (i know, there are many different parts), or any neighboring suburbs in DelCo. I'm curious to hear local perspectives on the current market, what you're seeing and new opportunities to provide each other value.

Please feel free to connect and message me! Looking forward to making big things happen this year!

Thank you in advance

Post: Lenders in Philly with No W-2

Hi All,

I'm BRRRR'ing 1-4 units in Philadelphia and need a lender to do the REFI (with max 12 months of seasoning)

What are my options for refinancing a property if I dont have 2 years of W-2 income?  are their options to pull cash out strictly based on the numbers of the property itself?

Can I get a 75% LTV cash out without the use of tax returns or a w2?

I have seen some lenders offering 30 year fixed options on 1-4 units at about 6% interest, but are there anything better out there?

Any options i can pursue with a conventional refinance and get the  more "normal" rates?

They suggested having a co-signer on the mortgage.

Any tips?

Thanks

Jason
