Hi all,

I am curious to hear how to go about preparing their criteria/checklist that I should look in a potential investment (for Buy and Hold rentals), and what indicators I can look at in order to maximize my investments. Of course, I know there are no set criteria and no rules of what makes something "good" or "bad", but I would like to hear any guidance anybody may have.

Hi All,

I am somewhat new to BiggerPockets.com and as I've been learning more about investing and learning different strategies and techniques, one question that constantly comes up is: How can I do all of this while I am still in school (last year of college), and while working part time in order to support myself as I begin this exciting journey. If anybody has an advice or guidance based on their experiences, I'd love to hear some suggestions or tips. Looking forward to discussing

Those factors will greatly help me. Are there specific numbers I should be aiming to hit for these;

  • Population Total
  • Home Values
  • Household Incomes
    Poverty Rate
  • Population Age
  • Rental Vacancy Rate*
    Homeowner Vacancy Rate*
    Educational Attainment Rate (High School/GED & Bachelors)
    Number of Housing Unit
    Rent to Income Ratio*
    Rent to Price Ratio*
    Population on SNAPS (supplemental nutrition assistance program) percentage
    Property Tax Rate*
    Median Age of Buildings
    Number of Structures by Units (SFR, Duplex, Triplex, Quadplex, etc...)
    Median Rents by Number of Bedrooms
  • Population Change (Births, Deaths, In-Migrations, Immigrants)

or is it strictly based on the numbers I am looking for?

I think what you are saying is quite valuable. While statistics give us a good place to start, I think the overall success and diversity of a city is something important in choosing the market. Additionally, there is surely something to be said about visiting and LIKING the community/ city you choose to invest in. Thank you!

Those numbers you included as percentages, are those the ideal percentages you should be looking for in a market? would you say it is better to solely look for a market with this type of statistical success, opposed to a more local market?

Hi,

I recently got the Real Estate bug and would like to begin investing in real estate. I joined BiggerPockets.com in order to reach more newbies like me, as well as experienced investors who I am eager to learn from and form partnerships with.

 One question that I've always wondered is how to find the right market to invest in?

I know as a starter, it may be best to invest closer to your home to be more active in the management.

however, if I'd like to buy in an outside market, what indicators and research should I be looking for in order to determine if the market is one I should pursue or stay away from?
