Lenders in Philly with No W-2

Hi All,

I'm BRRRR'ing 1-4 units in Philadelphia and need a lender to do the REFI (with max 12 months of seasoning)

What are my options for refinancing a property if I dont have 2 years of W-2 income?  are their options to pull cash out strictly based on the numbers of the property itself?

Can I get a 75% LTV cash out without the use of tax returns or a w2?

I have seen some lenders offering 30 year fixed options on 1-4 units at about 6% interest, but are there anything better out there?

Any options i can pursue with a conventional refinance and get the  more "normal" rates?

They suggested having a co-signer on the mortgage.

Any tips?
