Thank you all for the great input!  We have some landlords down here in Orange County, CA that allow for rent to be collected on the 8th of the month without penalty.  Sounds overly generous!  Great advice and thank you everyone for chiming in on the thread...  All the best!

Hello everyone,

I was curious what best practices are for the lease terms regarding when a tenant becomes late or delinquent.  The California CAR form defaults to 5 calendar days after the due date.

Hello Bigger Pockets Network,

My name is Jason Cunningham, and I am a Realtor in Newport Beach, CA.  I have a client who owns a handful of properties in the Orange County area.  The married couple owns their properties personnaly as joint tenants, three of them which are unencumbered.  They have a relatively large umbrella policy and feel this is sufficent protection from potentioal loss.  

Recently, a savvy investor I know suggested a seminar where they discuss asset protection.  It is called "Magnify Your Wealth Summit" in San Diego, www.growin2018.com.  Was wondering if anyone has any feedback on this seminar... This investor mentioned that unencumbered properties held personally by the investor(s) is a scenario that would-be criminals specifically seek out, and that umbrella policies should not be viewed as sufficient protection.

Hello All,

What are your best practices and/or recommendations with regard to requiring tenants to obtain their own insurance for tenant's own personal property?  Does Landlord ask for copy of Tenant's policy as proof of insurance?  What about for liability insurance? Does Landlord ask to be added as Additionally Insured to any of Tenant's policies?  Thank you for your time, and best of luck to you all!

Post: Including refrigerator - personal property? maintenance?

Hello all,

I have a question about including a refrigerator (and washer + dryers for that matter) in our rentals.  Currently we have 4 rentals, all include refrigerators.  As the fridge is technically personal property (ours are not built in or attached to the property) should the landlord be responsible for maintenance and repairs on them?  Are the extended warranties a good idea?  Currently we are just going thru the manufacturer's web sites and ordering the repairs thru them without any extended warranties.

Hello everyone,

Somewhat new to the landlord business and am looking forward to getting some feedback from more experienced professionals.  Recently a new applicant for one of our units asked if the landlord would rekey the front door and mailbox.  Is this customary, and should the landlord be expected to pay for the rekey service?  Thank you for your time!!

I am a Realtor with First Team in Orange County, and my family has invested in four single family rental properties in Orange County.  Additionally, we have participated in two luxury flips, one in Ladera Ranch, CA on one in Fairfield Beach, CT.  I am intrigued about all aspects of real estate investing, and look forward to learning from the community here at BiggerPockets.
